The plot is situated in the Polana Caniço neighbourhood in Maputo Mozambique and has an area of approximately 1523 m2. We intended to build a simple and pure volume but with a strong image for it is the first real estate development that the company is making in Mozambique. Additionally it will be the first high rise building of this part of town and on this stretch of the Julius Nyerere and so we opted for a pure volume made up of a white rectangular shape with regular and simple side walls and more complex and dynamic front and back facades. Each apartment is isolated from the next by walls that create a set of overlapping boxes. The façade is then enhanced by the chequered mesh that hide the service areas and by sliding shade panels in front of the living rooms and rooms. The design of the wooden mesh is a stylized repetition of the company logo

The main entrance of the building is central and covered with a slab that protects the whole ground floor of the building from the morning sun. The entrances of the stores are all individual and lead directly from the public street. The common areas such as the gym, common bathrooms, outdoor leisure area and swimming pool are all located on the ground floor as is the technical equipment such as the generator and the transformer.

The vertical accesses to the apartments are made up of an emergency staircase and two elevators that lead directly from the main entrance hall of the building on the ground floor. In order to make better use of the plot, we proposed to build two underground floors with 81 parking spaces, a water treatment plant, water tanks and technical areas for telecommunications equipment.

This building aims to respond to the needs of the local market and so we propose different typologies that are distributed throughout the floors. The typologies that are proposed are apartments T2, T3 and T4 all with service areas, balconies with sea view and ample living spaces.

All apartments have balconies to provide an outdoor living space with large windows that allow for more natural ventilation and natural light. Kitchens are also generally connected to a service balcony that serves as a support for domestic activities.
